Area Manager


Location: On Site
Reports To:  Director of Property Management
Supervises:  All On-Site Personnel
Hours:  9:00 a.m. to 6:00 p.m., Monday thru Friday; 10:00 a.m. to 5:00 p.m., Saturday; noon to 5:00 p.m., Sunday.  The position may require the ability to work on-site any of the seven days of the week, 52 weeks of the year.  Hours of operation may extend beyond those stated for special events, and are subject to change based on the Company’s needs and activities.

Position Requirements
  • Minimum 5 years of supervisory experience in Property Management or related field.
  • Basic computer skills, including Excel, Word, PowerPoint, and Outlook.
  • Must be competent in the areas of accountability, communication, customer service, teamwork, budgeting, planning and organization. Should possess strong administrative, organizational and time management skills.
  • Knowledge of on-site maintenance requirements and ability to work with vendors and contractors.
  • Must present a professional image at all times.
  • Travel is required — the team member must have a vehicle for transportation locally.

Physical Requirements:  The position requires the ability to inspect a property in its entirety, oversee maintenance functions, assist with emergency measures, and the ability to withstand all weather conditions. 

Essential Functions:
  • The Area Manager is responsible for all Community Manager responsibilities of the asset they are working from in addition to the items below.

Management of Personnel:
  • Assure that all properties are properly staffed with both management and maintenance personnel (“Team Members”).
  • Ensure training is provided and be responsible for work performed by all on-site administrative and maintenance Team Members.
  • Hire and terminate Community Managers (“CM”).
  • Assist CMs in the hiring and firing of their Team Members as needed.
  • Work with DPM to prepare annual Performance Evaluations for CMs, making recommendations for salary changes, bonuses and advancement.
  • Assist and approve CMs’ annual Performance Evaluations for Team Members, approving all recommendations for salary changes and advancement.
  • Enforce Company’s policies and procedures.

Administrative Responsibilities:
  • Work with DPM to create and implement strategic, operational recommendations for on-site property management policies and procedures. 
  • Ensure that CMs are managing properties in accordance with sound, consistent management policies.
  • Work with CMs and Corporate on budget approval.
  • Ensure that CMs achieve budget and communicate/explain variances to DPM.
  • Hold meetings with CMs (weekly calls).
  • Hold meetings with DPM (weekly).
  • Review each managed property’s sub-market conditions, including rental rates, concessions and occupancies of competing properties, and communicate trends to DPM (monthly).
  • Ensure that CMs seek the most competitive pricing from vendors.
  • Ensure that CMs report accidents and emergency incidents to Corporate via the DPM immediately and that CMs prepare written documentation of said incidents when appropriate.

Property Operations:
  • Oversee all on-site operations ensuring that each Team Member is performing his/her duties as outlined in their specific job description.
  • Perform site visits and file reviews to ensure adherence to all Company policies and procedures.
  • Review CMs’ Weekly Property Activity Report tracking the following:
  • Physical and Leased Occupancy,   
  • Resident Retention,
  • Traffic and Closing Percentages.
  • Review and approve all forms of advertising media.
  • Review rental rates and renewal rates for all units/residents that have been approved by DPM and ensure pricing changes are implemented by the team.
  • Perform routine physical inspections of property (units, hallways, breezeways, laundry rooms, fitness rooms, grounds, etc.); record deficiencies and take necessary action within budgetary allocations.
  • Randomly inspect vacant units, correct deficient maintenance and turn-key practices.
  • Suggest Capital Improvements to DPM.
  • Ensure properties are safe and free of hazardous conditions at all times.

General Responsibilities:
  • Maintain a professional leadership image and positive mental attitude personally in order to guide Team Members (leadership by example!).
  • Assist CMs in setting individual and team goals.
  • Be willing to accept any task that may benefit the Company – be a Team Player!
